Your Home. Your Choice. What an Off-Market Sale Really Looks Like

When most people think about selling their home, they picture the standard playbook: photos, a listing on the MLS, a sign in the yard, a string of open houses and showings, and the anxious wait for offers to roll in.

That’s the right path for a lot of sellers — but it isn’t the only path. And for one client I recently helped in Riverside, it wasn’t the right one at all.

The Situation

My client owned a great home in Riverside. They were ready to sell, but needed to find their next home first. It wasn’t the typical… prep it, list it and move. They needed flexibility for their family to ensure they found the perfect place in the next town and were not willing to give up this amazing home before they knew they were going to have the next place to go. And that that next place was move in ready. With busy lives and family, they also did not want their home turned into Grand Central Station in this busy market! Life is hard enough sometimes, we don’t need strangers wandering through on a Sunday afternoon while they need some rest and relaxation or naptime!

What they wanted was simple: sell the home, on their terms, with as little disruption to their life as possible. And they would not give up the home before they were in the new (yet to be identified) home.

How We Did It

Instead of going to the public market, I leaned into my agent to agent network – no email blast or Facebook post though – just old fashioned person to person conversations… knowing who has buyers for various areas and what their needs are. This is the best way to make amazing matches for our sellers. And it worked out in this case. I was able to identify a great fit with a flexible timeline – right from the people I network work regularly. This was a family with extremely solid, genuine interest in that home, in that location, without the noise of a full public listing.

Because we weren’t managing a public process, we had room to be flexible. We were able to structure the timeline so it worked for my seller’s move into their new home and for the buyer’s needs, without either side feeling rushed or squeezed. The result was a clean, quiet, easy transaction from start to finish — sold, without ever going on the public market. And I am so happy for all of the families involved and proud to have been able to help them through this important part of life.

Why Off-Market Isn’t Just for the “Ultra-Private”

There’s a misconception that off-market sales are reserved for celebrities or people with something to hide. In reality, plenty of everyday sellers have perfectly good reasons to want more discretion:

A complex timeline. Maybe you need to sell and buy in a specific sequence, or coordinate around a job relocation, school year, or another closing. Maybe you have a toddler and a baby coming and pets – these are real challenges to keep a home show ready!
Privacy. You may simply prefer not to have your home, your belongings, and your address broadcast to the public before you’re ready.
Reduced disruption. Fewer strangers walking through your space means less stress — especially if you’re still living in the home with a family, pets, or a busy schedule.
A more controlled process. Off-market sales can move at a pace that suits you, rather than the pace dictated by a public listing countdown.

None of this means an off-market sale is the only way, or even the best way, for every seller. A public listing with strong marketing and competitive offers is still the right move for many homes and many sellers. But it’s worth knowing that it isn’t your only option.
